Following his success with the mobility service TAPSI, he is now turning his attention to the real estate sector. “Unlike superficial integrations that just add AI capabilities to existing systems, AIR is built from the ground up as AI-native,” Monshipour explains. “It is designed to harness artificial intelligence as the primary engine guiding the entire process of property transactions.”

AIR features three exclusive tools—AIR Brain, AIR Match, and AIR Value—that lead users through the entire journey, from initial discovery to closing, utilizing data specifically drawn from the Dubai market. “AIR has been meticulously trained on Dubai’s real estate information using sophisticated algorithms, achieving a level of localization and accuracy that generic global solutions cannot match,” he emphasizes.

Addressing the fragmentation issue

Monshipour is convinced that real estate is poised for its next technological breakthrough in the Middle East—this time not through financial technology or transportation. The justification is evident: property transactions in the region are often unclear, heavily reliant on manual processes, and disorganized. “AIR aims to address this by facilitating discovery, automating labor-intensive tasks, and delivering real-time updates to both buyers and agents,” he states.

The real estate climate in Dubai is particularly favorable for this transformation. The market is not only digital but also rapidly expanding, supported by transparent regulations and clear data access. However, the sector still depends significantly on brokers who maneuver through inconsistent and cumbersome procedures. “Given Dubai’s dynamic and rapidly changing market, now is the ideal time to rethink real estate operations and enhance the experiences of both buyers and brokers,” he asserts.

Monshipour contends that companies in the region must develop solutions that integrate local characteristics. “In places like the UAE, particularly Dubai, the complexities are too intricate for externally derived models to thrive without extensive modifications,” he remarks. “Dubai often leads globally with its sophisticated regulations, data transparency, efficient digital processes, and a real estate market that is significantly larger and more dynamic than its population would suggest.”

AIR’s design embodies this approach. “Our data models are specifically trained on datasets unique to Dubai, making the platform naturally responsive to local market needs, legal frameworks, and consumer behaviors.”

The startup intends to branch into other markets but only after establishing a solid presence in Dubai. “Our immediate goal is to refine the Dubai model within 6 to 9 months,” he notes. “From there, we see considerable opportunities in other rapidly growing, transparent real estate markets within the GCC region, as well as in well-regulated countries like Australia and the UK.”

“All of this operates seamlessly in the background, ensuring a smooth experience for clients, while agents can prioritize relationship management and strategic planning,” he explains.

Monshipour clearly states that AIR does not aspire to be merely another listing service or brokerage. “We are not just creating a unicorn; we are rethinking the entire real estate framework,” he asserts.

“Agents will continue to play a vital role, yet their functions will evolve significantly through the integration of AI. A handful of high-performing, technology-driven firms are likely to emerge as leaders, offering consistent, transparent, and superior service, often at reduced costs.”

He envisions a landscape in which listing services and brokerages converge, with AIR serving as the connective framework supporting both. “That is where true disruption lies… becoming a unicorn is merely the beginning.”
