Indian Buyers Lead Dubai’s International Property Market in 2026

Indian nationals have become the largest group of foreign property buyers in Dubai in 2026, reinforcing the emirate’s position as one of the world’s most attractive real estate investment destinations. New market data shows that investors from India account for more than one-fifth of all international residential purchases, outperforming buyers from the United Kingdom, Egypt, the United States, and several other major markets.

Figures published by DXB Interact and cited by Gulf Today and Khaleej Times indicate that Dubai continues to attract a highly diversified international investor base. Market analysts attribute the sustained demand to the emirate’s tax-friendly environment, investor-focused residency programs, and a stable regulatory framework that continues to appeal to both individual buyers and institutional investors.

The latest rankings also highlight changing investment patterns, with demand increasingly driven by long-term wealth preservation and rental income rather than short-term speculation.

Indian Investors Maintain the Strongest Market Presence

According to DXB Interact, buyers from India represented 20.59% of all foreign real estate transactions recorded since the end of February 2026. Other market reports rounded that figure to 20.6%, confirming India’s dominant position among overseas purchasers.

The United Kingdom ranked second, accounting for approximately 13.3% of transactions, while buyers from Egypt secured third place with 12.6% of total purchases.

The United States followed with roughly 9%, ahead of Pakistan at 6.9%. Saudi Arabia and Australia each contributed around 5.7%, demonstrating continued regional and international confidence in Dubai’s property sector.

Germany represented approximately 4.2% of international buyers, followed by France with 3.8% and Canada with around 3%, completing the top ten foreign investor markets.

Outside the leading group, demand remained broadly diversified. Investors from the Netherlands accounted for 2.83% of purchases, while Russia represented 2.5%. Morocco, Spain, Kuwait, Turkey, and Nigeria also maintained notable market shares, highlighting Dubai’s global appeal across Europe, the Middle East, Africa, and North America.

Industry experts say this geographical diversity reduces dependence on any single foreign market and strengthens the resilience of Dubai’s residential property sector.

Investment-Friendly Policies Continue to Attract Global Buyers

Dubai’s continued popularity among overseas investors is supported by several structural advantages that distinguish it from many competing global real estate markets.

The absence of personal income tax remains one of the strongest incentives for international investors seeking higher net returns. In addition, designated freehold zones allow foreign nationals to acquire full ownership rights over residential properties, providing legal certainty and long-term investment security.

Government initiatives have also expanded the emirate’s attractiveness. Long-term residency options, including the Golden Visa, enable qualified investors and property owners to establish a stronger presence in the UAE while benefiting from a predictable regulatory environment.

Political stability, modern infrastructure, and one of the world’s busiest international aviation hubs continue to reinforce Dubai’s position as a preferred destination for capital seeking both lifestyle and investment opportunities.

These factors have helped the city maintain consistent demand despite global economic uncertainty and changing monetary conditions across international markets.

Apartments Remain the Most Popular Investment Choice

Apartments continue to dominate Dubai’s residential market, reflecting investor preference for assets with lower entry costs and strong rental potential.

Data published by Khaleej Times, citing Harbor Real Estate, shows that one-bedroom apartments accounted for 34.9% of all residential transactions, representing approximately 27,590 completed deals.

Studio apartments ranked second with 23.4%, or roughly 18,471 transactions, while two-bedroom apartments captured 20.7% of total sales, equivalent to nearly 16,400 deals.

Analysts note that compact residential units remain particularly attractive for investors focused on rental income, supported by Dubai’s growing expatriate population and continued demand from professionals relocating to the emirate.

Among apartment locations, Dubai Islands generated the highest transaction value, reaching approximately AED 8.4 billion. Airport City followed with around AED 7.2 billion, while Business Bay recorded nearly AED 6 billion in apartment sales.

The villa and residential building segment was led by Al Yalayis 1, where transactions exceeded AED 10.6 billion. In the land market, Me’aisem Second recorded the highest sales value at approximately AED 10.1 billion.

Market Shifts Toward Sustainable Growth

Property consultancy Harbor Real Estate believes Dubai’s residential market is entering a more balanced stage following several years of exceptionally rapid expansion.

Rather than being driven primarily by speculative activity, current demand is increasingly supported by end users and investors with longer investment horizons. This transition is viewed as a positive development that could contribute to greater market stability over the coming years.

Supply is also expected to increase. More than 160,000 residential units have been announced for delivery during 2026. Although industry experts anticipate the actual number of completed homes will be considerably lower, new projects are expected to gradually improve housing availability across multiple communities.

For comparison, approximately 39,700 residential units were completed in 2025, while around 30,500 homes entered the market in 2024.

The growing development pipeline is expected to help moderate future price growth while supporting Dubai’s expanding population and continuing inflow of international residents.

With buyers arriving from dozens of countries and investment demand spread across multiple regions, Dubai’s property market continues to demonstrate exceptional international appeal. India and the United Kingdom remain the largest sources of foreign investment, but participation from North America, Europe, the Middle East, Africa, and Asia underscores the emirate’s role as one of the world’s leading destinations for cross-border real estate investment.
