ATARA Development has entered into a partnership with Marriott International to launch The Residences at the Sheraton Al Marjan Island Resort, which will be the first Sheraton-branded residences in the Gulf Cooperation Council (GCC). This project, situated on Al Marjan Island in Ras Al Khaimah, signifies ATARA’s foray into the premium property development sector.
The beachfront residences, located adjacent to the Sheraton Al Marjan Island Resort, will consist of 141 units. The agreement was finalized in the presence of officials from Marjan and Marriott, including Arch. Abdulla Al Abdouli, CEO of Marjan, who joined ATARA’s leadership team to commemorate this significant event.
“We are thrilled to welcome ATARA Development and The Residences at Sheraton Al Marjan Island Resort to our vibrant community,” remarked Arch. Abdouli. “Positioned on the exquisite shores of Al Marjan Island, this project exemplifies the high standards of world-class developments we aim for in our destination. By merging ATARA’s expertise in luxury residences with Sheraton’s renowned hospitality, we are providing a unique offering for both residents and investors, which will further enhance Al Marjan Island’s status as the leading coastal lifestyle destination in the region. We eagerly anticipate the realization of this landmark project.”

This flagship project is a critical part of ATARA’s transition towards primary development, supported by a portfolio of over one million square feet planned for the next two years. Previously, the company has successfully completed sold-out projects in prime Dubai areas, such as Pearl Jumeirah Island, La Mer South Island, and Dubai Islands.
“For ATARA, this flagship initiative symbolizes a pivotal step as we define our presence in the UAE real estate sector — a vision that extends beyond mere construction,” stated Umid Bazarov, chief operating officer of ATARA Development. “It sets the stage for a future characterized by prime, strategic locations and luxurious offerings, distinguishing us in a competitive market. This project represents more than just our first venture; it signifies a new chapter where we create comprehensive lifestyle ecosystems instead of simple housing. Our vision for The Residences at Sheraton Al Marjan Island aligns with the expectations of discerning clients, establishing a benchmark project that will provide an experience they can anticipate with assurance.”
Being among a limited number of Sheraton-branded residences globally, this development will feature contemporary architecture, sophisticated interiors, more than 50 exceptional amenities, and hospitality services managed by ATARA. The project will be executed by ATARA’s in-house construction team, ensuring the highest quality standards.
Sandeep Walia, chief operating officer for the Middle East and Luxury, Europe, Middle East, and Africa, at Marriott International, stated, “The Residences at Sheraton Al Marjan Island Resort represent a strategic milestone within our global residential portfolio. As the first Sheraton residences in the GCC, this project will embody the brand’s rich heritage of service and commitment to building connections. We are excited to partner with ATARA Development to realize this vision and provide a Sheraton experience that fosters a sense of belonging, achievement, and satisfaction for residents.”
The launch coincides with Ras Al Khaimah’s efforts to solidify its status as a center for real estate and tourism. The emirate’s economy is projected to grow by an average of 4 percent annually from 2024 to 2027, with Al Marjan Island attracting significant global stakeholders in hospitality and development.
