Dubai Healthcare City Authority (DHCA), which oversees Dubai Healthcare City (DHCC), has unveiled a significant development initiative worth AED 1.3 billion for the first phase of DHCC. This move aims to bolster its status as a premier location for global healthcare investments.
The initial phase of this plan will feature the introduction of a LEED platinum-certified office tower, a specialized medical complex, and essential infrastructure intended to enhance growth within the healthcare ecosystem and deliver state-of-the-art facilities for the future.
Issam Galadari, the CEO of DHCA, emphasized that these initiatives demonstrate the authority’s dedication to enhancing Dubai’s healthcare framework. He stated, “By fostering an environment that attracts investments, including foreign direct investment, encourages innovation, and harmonizes sustainability with exceptional design, we are aligning with the Dubai Economic Agenda, D33, and the UAE Net Zero Strategy 2050. This ongoing development will further establish DHCC as the premier healthcare and wellness hub for the region and beyond.”
Key Features of the New LEED Certified Building at Dubai Healthcare City
The LEED platinum-certified office building, a pioneering structure in DHCC, is being designed by P&T Architects and Engineers. Spanning 13,000 square meters over three underground levels and nine above-ground floors, it will include flexible office spaces and commercial units on the ground level, achieving the highest standard in sustainable urban development certifications.
Additionally, the custom-designed medical complex, crafted by the Design and Architecture Bureau (DAR) based in Dubai, will encompass 5,800 square meters, featuring two basement levels and five floors. This facility will offer versatile areas for surgical operations, laboratories, diagnostics, outpatient services, medical offices, and support functions. Its shell-and-core design and optimized room layouts, along with smart parking solutions, are tailored to adapt to the changing needs of healthcare professionals and patients alike.
To improve access for the community, DHCA plans to build multi-level parking structures that will incorporate electric vehicle charging points, smart parking integrated with Salik, and comprehensive accessibility options.
Allae Almanini, COO of DHCA, remarked that these projects are designed to instill confidence among healthcare providers and investors. “These developments will elevate accessibility, sustainability, and efficiency throughout the community, ensuring that DHCC continues to be the most appealing healthcare investment opportunity in the region,” he stated.
Construction is set to commence in December, with the anticipated completion date in November 2027.
