Yas Island: Leading Luxury Property Market in Abu Dhabi
Yas Island has become the top location in Abu Dhabi for purchasing both luxury villas and apartments. It also ranks first for renting luxury villas and occupies the third spot for leasing apartments.
This insight comes from a report on the Abu Dhabi property market for Q1 2025, released by a prominent classifieds platform in the UAE. It’s important to note that the findings are derived from prices listed by real estate agencies on behalf of their clients and do not reflect actual transaction data in the capital. However, these indicators highlight investment hotspots and prospects within Abu Dhabi’s real estate landscape.
From January to March 2025, the average price for villas on Yas Island was recorded at Dh4.68 million, while luxury apartments had an average price of Dh1.87 million. The average annual rent for luxury apartments in the area was around Dh229,000.
Investment Returns and Trends
Yas Island also registered the highest return on investment (ROI) at 6.99% within the luxury apartment segment. In contrast, Saadiyat Island garnered attention for luxury villas, achieving an ROI of 5.6%. Villas on Yas Island have an ROI of 5.53%, with sales prices for 4-, 5-, and 6-bedroom villas increasing by 2.41%, 0.24%, and 0.89%, respectively.
The report indicates that Abu Dhabi’s real estate market displayed consistent growth in Q1 2025, underscoring robust demand in both rental and sales domains. The rise in property prices reflects not only investor confidence but also changes in buyer preferences.

Highlights from Abu Dhabi’s Property Market in Q1 2025:
- Al Reem Island remains the go-to location for affordable apartments, with an average sales price of Dh1.54 million. In the rental sector, Khalifa City leads, with tenants spending an average of Dh44,000 annually.
- Al Reef has taken the lead in the affordable villa market at an average price of Dh2.21 million, while Mohammed Bin Zayed City continues to be favored for villa rentals, averaging Dh153,000 per year.
- ROI Leaders: Al Reef achieved the highest ROI in the affordable category, with 6.23% for villas and 10.08% for apartments.
Luxury Apartment Investments
For Q1 2025, Yas Island, Al Raha Beach, and Saadiyat Island stood out as hotspots for luxury apartment investments due to their proximity to premium dining, shopping, and entertainment venues.
Yas Island is particularly attractive to apartment buyers, featuring an average price of Dh1.87 million alongside an ROI of 6.99%. The price per square foot has appreciated by 2.54%, rising from Dh1,695 in Q4 2024 to Dh1,738 in Q1 2025.
In addition, Al Raha Beach saw a slight increase in per-square-foot pricing, going from Dh1,320 in Q4 2024 to Dh1,347 in Q1 2025, with an average sales price of Dh1.95 million for apartments.
Conversely, Saadiyat Island experienced a 2.81% increase in its per-square-foot price. However, Al Jubail Island and The Marina reported declines in their per-square-foot prices by 1.74% and 1.20%, respectively.
Affordable apartment buyers are increasingly interested in Al Ghadeer and Al Shamkha, with price per square foot rising by 2.18% in Al Ghadeer, while Al Shamkha’s has reached Dh1,401.
Villas on the Market
Yas Island, Saadiyat Island, and Al Jubail Island have emerged as leaders in the luxury villa segment in Q1 2025. These areas are recognized for their modern villas, which offer various luxurious amenities.
On Yas Island, the average price for villas stands at Dh4.68 million with an ROI of 5.53%. The sales prices for 4-, 5-, and 6-bedroom villas have increased by 2.41%, 0.24%, and 0.89%, respectively.
For affordable villas, Al Reef remains the top choice with an average price of Dh2.21 million and an ROI of 6.23%. The per-square-foot price has seen a modest increase from Dh827 in Q4 2024 to Dh829 in Q1 2025. Al Shamkha and Khalifa City have also become popular options for affordable villas, with average sales prices of Dh4.13 million and Dh4.91 million, respectively.
Further, Al Reem Island recorded a 5.23% increase in per-square-foot prices, rising from Dh1,304 in Q4 2024 to Dh1,373 in Q1 2025, while Zayed City saw its average sales price climb to Dh3.92 million.
Off-Plan Properties
The Q1 2025 real estate market in Abu Dhabi witnessed significant interest in off-plan projects, particularly compared to the previous quarter.
Yas Bay, Saadiyat Cultural District, and Al Maryah Vista 2 emerged as prominent luxury off-plan apartment projects. Yas Bay on Yas Island offers luxury apartments with average prices around Dh2.02 million. Saadiyat Cultural District has solidified its status as the premier destination for luxury apartments, with an average price of Dh4.45 million. Al Maryah Vista 2, located in Al Maryah Island, is highly sought after, boasting off-plan luxury apartments priced at Dh1.11 million.
Additionally, Reem Hills on Al Reem Island and Royal Park in Masdar City have appealed to buyers looking for budget-friendly options, with average prices of Dh1.65 million and Dh934,000, respectively.
Off-plan villas also show promise, particularly Yas Acres on Yas Island, which is seen as a prime luxury destination with average villa prices of Dh6.52 million. Saadiyat Lagoons offers luxury homes averaging Dh8.98 million, while Al Jurf Gardens has attracted interest with upscale villas priced at Dh5.56 million.
Al Reeman 2, Bloom Living, and Al Naseem Community have become recognized affordable off-plan villa developments, with average prices around Dh4.1 million, Dh3.92 million, and Dh8.89 million respectively.
