Property Deals in Sharjah Exceed Dh13 Billion in Q1 2025 with Emiratis at the Forefront

In the first quarter of 2025, Sharjah registered a total of 24,597 real estate transactions, marking an increase from the 23,478 transactions recorded during the same timeframe in the previous year, which translates to a 4.8% rise.

The overall value of these real estate dealings surged by 31.9%, reaching Dh13.2 billion in the January-March 2025 period compared to Dh10 billion in the corresponding quarter of 2024.

The emirate has witnessed significant growth in property investments following a government decision allowing full property ownership for foreign residents.

Abdulaziz Ahmed Al-Shamsi, the director-general of the Sharjah Real Estate Registration Department, remarked, “The substantial advancements seen in Sharjah’s real estate sector are key components of the comprehensive and steady economic growth the emirate is pursuing.”

Al-Shamsi added that “Sharjah is reinforcing its status as a vibrant economic hub through a diverse economy and an encouraging investment atmosphere, along with a robust legal framework that ensures rights are protected and bolsters investor confidence.”

He also noted that “the impressive performance of the emirate’s real estate market illustrates its competitiveness and attraction to a wide array of investors and developers, boosting ownership, housing, and investment opportunities.”

Leading Nationalities Among Investors

Data indicates that individuals from 97 different nationalities participated in Sharjah’s property market in the first quarter of 2025. Emirati nationals were the most prominent investors, contributing Dh5.2 billion, which equates to 39.8% of the total investment value.

Investments from Gulf nationals, excluding Emiratis, totaled Dh509.8 million, accounting for 3.9%. Meanwhile, investments from Arab nationals increased to Dh3 billion, representing 22.3% of the overall investment value.

Moreover, UAE citizens alone invested Dh4.5 billion, making up 34% of the total value.

A total of 3,725 investors from other nationalities participated in the property market during this period, indicating a 25.3% increase.

Furthermore, the number of traded properties among these investors reached 3,951, reflecting a growth rate of 25.2%.
