The transaction involved a 41,345-square-foot plot in Hills View and represents the most expensive single-use residential land deal of its kind in Dubai Hills Estate, according to data cited by Gulf News. The site forms part of an exclusive collection of only 74 mansion plots and overlooks the community’s championship golf course.
At approximately AED 2,419 per square foot, the transaction demonstrates the substantial premium buyers are prepared to pay for large plots combining privacy, location and open views. Public transaction data shows that the sale was registered on September 14, 2026.
Limited supply supports premium land values
The importance of the transaction goes beyond its headline price. Hills View has a finite number of mansion sites, which makes opportunities to acquire large undeveloped plots relatively uncommon. Unlike apartments or standard villas that can be added through new phases, land in low-density premium enclaves is naturally constrained.
This scarcity has become an increasingly important factor in Dubai’s upper-end residential sector. Wealthy buyers looking to build homes according to their own architectural and lifestyle requirements compete for a relatively small pool of suitable sites. The AED 100 million transaction was handled by representatives of two real estate companies. Wael Abdul Malak, a partner at Wealth House, represented the seller, while haus&haus senior consultant Kais Khan acted for the buyer.
Market participants involved in the deal pointed to sustained demand for golf-facing homes and plots in Dubai Hills Estate. The latest sale is particularly notable because it is the second transaction in the community this year to reach the AED 100 million level.
Dubai Hills strengthens its position in the luxury segment
Dubai Hills Estate has gradually developed into one of the city’s prominent locations for high-value residential property. Its appeal is supported by a combination of large villas, green areas, retail and leisure infrastructure and an 18-hole championship golf course.
The community was developed as a joint venture between Emaar Properties and Meraas. Its location also gives residents access to several of Dubai’s main business and lifestyle districts while maintaining the lower-density environment sought by buyers in the villa market.
Recent market figures provide broader context for the latest transaction. Dubai Hills Estate recorded 51 residential sales above $10 million during the first half of 2026, according to Knight Frank data reported by Gulf News. That placed the community ahead of Palm Jumeirah, which registered 50 transactions in the same price category during the period.
Dubai as a whole recorded 296 home sales valued above $10 million during the first six months of 2026. Their combined value reached approximately $5.1 billion, illustrating how the top end of the residential sector has remained active even while transaction volumes across the wider market have moderated from the pace seen in 2025.
Scarcity reshapes the ultra-prime market
The Hills View transaction also highlights an important distinction within Dubai’s property sector. While new apartments and off-plan developments continue to expand overall housing supply, prime land in mature communities cannot be replicated at the same pace.
For buyers seeking large private residences rather than conventional units, the availability of suitable land therefore becomes a central consideration. Plot size, golf-course frontage, community maturity and proximity to central districts can significantly influence pricing.
The AED 100 million deal shows how this scarcity is translating into substantial valuations for selected sites.
