KEZAD Group Unveils New Business Hub Along E11 Corridor

KEZAD Group Announces Development of Major Commercial Hub in Abu Dhabi

KEZAD Group, a significant operator of economic zones in the region and a subsidiary of AD Ports Group, has announced the development of the KEZAD Business District (KBD), a new prominent commercial center in Abu Dhabi.

Located strategically along the E11 highway corridor connecting the capital to the northern emirates, KBD is a central part of the 410 square kilometer master plan of KEZAD Al Ma’mourah.

The initial phase of KBD will cover 3 square kilometers and will be developed in stages. The first phase involves establishing a 21,000 square meter office tower, along with sports amenities and food and beverage retail outlets. These facilities will be adjacent to KEZAD One, the headquarters of the group.

Strategically Positioned KEZAD Business District

KEZAD Business District holds a strategic position along the busy Abu Dhabi-Dubai corridor, providing direct access to key logistics and business centers across the UAE. It lies 15 minutes from Khalifa Port, 25 minutes from Zayed International Airport, and less than 30 minutes from both Jebel Ali Port and Al Maktoum International Airport. The area also enjoys excellent connectivity through Etihad Rail and major highways, facilitating seamless multimodal transportation.

Abdullah Al Hameli, CEO of Economic Cities and Free Zones at AD Ports Group, expressed, “Our ambition and creativity in developing one of the world’s most integrated and thriving industrial ecosystems will be employed in creating a next-generation business district. KEZAD Business District will continue KEZAD Group’s investment in Abu Dhabi’s urban expansion, positioning KEZAD Al Ma’mourah as a vital economic hub in the country’s growth strategies.”

Multifunctional Commercial Center

KBD is planned as a multifunctional commercial hub designed to foster collaboration between academia, industry, and the private sector. It is located near significant developments, including:

  • A 70,000 square meter twofour54 media production campus
  • The 3.3 square kilometer Abu Dhabi Food Hub
  • The 3.3 square kilometer Global Auto Hub

The latter two are being developed by KEZAD Group in collaboration with private sector entities, aligning with Abu Dhabi’s strategy to attract diverse investments. The district aims to become a secondary business hub within the emirate, providing facilities for regional headquarters, research and development centers, training institutes, and professional services.

With an array of offices, retail spaces, hospitality, educational, residential, and leisure facilities, this project seeks to attract cutting-edge businesses and become a cornerstone of KEZAD’s advanced manufacturing and economic ecosystem.

Al Hameli further added, “KEZAD Business District will unlock development opportunities and stimulate new investments across the wider KEZAD Al Ma’mourah master plan. We are pleased to welcome new, pioneering businesses and commercial activities that will propel our nation’s economy forward.”

The establishment of KBD underscores Abu Dhabi’s continuous evolution into a multifaceted economic powerhouse, offering contemporary infrastructure and appealing investment opportunities to both global and regional stakeholders.
