Sales Transactions in Dubai’s Real Estate Reach Dhs184.9bn in Q2 ’25, Reports Property Finder

In the second quarter of 2025, Dubai’s real estate market achieved unprecedented results, documenting 53,252 property sales totaling Dhs184.3 billion, according to statistics from the real estate platform, Property Finder.

This represents a 22% increase in transaction numbers and a 49% rise in monetary value compared to the previous year, underscoring Dubai’s appeal as a highly resilient real estate market globally.

This remarkable performance follows a strong first quarter and reflects continued investor and homeowner confidence amidst prevailing global economic uncertainties.

Strong performance of the ready property market

The ready property sector experienced significant growth, achieving 22,975 transactions, which is a 33% rise from Q2 2024.

The total value of these transactions surged by 62% to Dhs115.5 billion, rising from Dhs71.3 billion in the previous year, and has set new records in both transaction value and volume.

This segment accounted for 43% of the overall market activity, driven by increasing rental costs that are motivating more residents to purchase homes.

Property Finder reports that this trend signifies a broader movement towards home ownership rather than renting.

Off-plan segment breaks records

Similarly, the off-plan property market achieved record results with 30,277 transactions, marking a 16% year-on-year growth, and a total value of Dhs68.8 billion, a 31% increase compared to Q2 2024.

This segment comprised 57% of total transactions in Q2, reflecting the confidence investors have in Dubai’s regulatory framework and anticipated growth.

Cherif Sleiman, the chief revenue officer at Property Finder, credited this growth to “proactive governance, agile policy initiatives, and stricter regulations regarding agent practices and marketing,” which have enhanced transparency and increased investor confidence.

“Our data reveals that the diverse range of properties available today, particularly apartments, villas, and townhouses, showcases a vibrant and dynamic ecosystem,” Sleiman remarked. “The balance between demand and supply indicates market maturity rather than an excess in inventory.”

Sleiman also expressed support for the First-Time Home Buyer Programme, a government initiative designed to assist residents in moving from rental to ownership.

This initiative aligns with Dubai’s 2040 Urban Master Plan and is a collaboration between Property Finder, the Dubai Land Department (DLD), and the Dubai Department of Economy and Tourism (DET).

Prospects for continued growth

With strong performances in both the ready and off-plan property segments, the outlook for Dubai’s real estate market appears very promising.

Recent data from Property Finder suggests the market is evolving into a more mature state while maintaining global competitiveness, providing a blend of affordability, stability, and long-term value for both local and international buyers.
