Over the last ten years, the emirate has experienced a remarkable 160% growth in this sector, surpassing its global competitors.

A recent report from Betterhomes, titled Branded Residences: Dubai vs The World, highlights that Dubai is set to deliver more than 140 branded projects by 2031, leading a movement that integrates luxury real estate with prestigious names such as Bugatti, Armani, and Six Senses.

Branded residences provide more than just shelter; they offer a complete lifestyle experience. Historically associated with high-end hospitality brands such as Four Seasons and Ritz-Carlton, the market has broadened to include various global entities. Renowned automotive brands like Mercedes-Benz and Bugatti, fashion labels like Armani and Missoni, as well as hospitality leaders such as Cipriani, are now adding their prestige to real estate developments.

This transformation indicates a rising demand for lifestyle-focused living, where buyers look for not only comfort and exclusivity but also brand identity and curated experiences. Both developers and investors recognize the significance of melding lifestyle with real estate.

Why Dubai Excels: City’s Strategic Edge

Dubai’s emergence as a global center for branded residences is no coincidence. A combination of progressive government policies, investor-friendly regulations, and strategic planning has attracted high-net-worth individuals (HNWIs) to the city. Notable advantages include full foreign ownership, the absence of income tax, and Golden Visas, which enhance Dubai’s allure.

“High-net-worth buyers are seeking investments that transcend property. They are looking at lifestyle, brand equity, and sustainable growth. Dubai stands out in all these aspects, which explains its superior performance compared to established markets such as London and Miami,” remarked Christopher Cina, sales director at Betterhomes.

In just 2024, Dubai recorded the sale of 13,000 branded residences, marking a 43% increase from the previous year and generating Dhs60 billion in transactions. This represents 8.5% of the total real estate transaction value, demonstrating the growing importance of this sector. Buyers are prepared to pay a premium of 40% to 60% for branded residences compared to comparable non-branded options, motivated by the promises of luxury, quality, and long-term value.

Partnerships Driving Market Expansion

Strategic collaborations are pivotal to the growth of branded real estate in Dubai. Developers such as Binghatti (Bugatti Residences), Arada (Armani Beach Residences), and Select Group (Six Senses Residences) have aligned with prestigious global brands.

Additionally, major developers like Emaar, Meraas, and Nakheel have created entire neighborhoods centered around lifestyle brands, solidifying Dubai’s leadership in this market. These collaborations not only enhance market visibility but also provide developers and investors with opportunities for premium pricing, brand recognition, and customer loyalty.

For example, while Aston Martin Residences in Miami can reach Dhs25,000 per square foot, the Bvlgari Residences in Dubai are priced around Dhs10,500 per square foot, combining value with prestige. Moreover, Bugatti Residences command a 237% premium, illustrating that Dubai not only competes with but can also exceed global luxury standards.

On the other hand, cities like London face high property taxes and cumbersome regulations, while markets in Spain and Thailand, despite their exclusivity, often lack the liquidity and long-term confidence that investors find in Dubai.
