Abu Dhabi Property Market Experiences 39% Growth in First Half of 2025

In the first half of 2025, the real estate market in Abu Dhabi demonstrated impressive growth, with total transaction values increasing by 39% compared to the previous year. Data from the Abu Dhabi Real Estate Centre (ADREC) indicates that transaction volumes climbed to Dhs51.72 billion, a rise from Dhs37.2 billion during the same period in 2024.

The market also saw a 12% increase in transaction counts, totaling 14,167 dealings, which was fueled by heightened activity in sales, purchases, and mortgage agreements. The monetary value of sales and purchase agreements escalated by 32%, reaching Dhs32.69 billion over 7,964 transactions. Meanwhile, mortgage transactions surged even higher, experiencing a 52% growth to Dhs19.03 billion across 6,204 agreements.

This period marked a significant increase in engagement from international investors as well. Foreign Direct Investment (FDI) ventures rose to 890, representing a total value of Dhs3.38 billion, a 3.3% increase compared to the first half of 2024. ADREC noted that the number of different nationalities investing in Abu Dhabi’s property market reached 85, which is a 10% year-on-year rise, emphasizing the city’s global investment appeal.

Investors from countries such as Russia, China, the UK, France, Kazakhstan, and the USA exhibited strong interest, further entrenching the emirate’s reputation as a secure and attractive venue for global investment.

Regarding geographic performance, Saadiyat Island emerged as the leader with total transactions valued at Dhs9.1 billion, followed by Yas Island at Dhs5.86 billion and Al Bahia at Dhs3.98 billion. Other notable areas included Mohammed Bin Zayed City, Al Reem Island, Al Riyadh City, and Khalifa City, showcasing widespread investor interest throughout Abu Dhabi.
