Centurion Properties has launched Burj Capital Business Bay, a Grade A+ office tower that aims to transform the commercial real estate market in Dubai. The unveiling ceremony took place on September 29, 2025, at the JW Marriott Marquis Hotel, marking the commencement of Phase 2 of the project. This development is set to be among the premier commercial properties in the area, strategically located within Business Bay, just moments from Burj Khalifa, Dubai Mall, DIFC, and Dubai Design District. Burj Capital symbolizes Dubai’s aspirations to become a global center for business and innovation.
The tower features more than 238 office units across nearly one million square feet of built space, merging professional scale with upscale living attributes. Companies will take advantage of adaptable layouts, with floor areas that range from 750 to 14,000 square feet, alongside exceptional amenities encompassing a swimming pool, yoga deck, collaborative workspaces, amphitheater seating, a running track, pickleball courts, curated dining establishments, and a panoramic rooftop lounge with views of the Burj Khalifa and Canal.
“While it is primarily an office tower, it is unique in Dubai for providing amenities that are commonly found in residential buildings,” remarked Moksh Garg, managing director of Centurion Properties. “We prioritize work-life balance, which is reflected in the design of the tower. At first glance, one might mistake it for a residential complex, but it is entirely dedicated to commercial purposes while offering a lifestyle experience.”
Distinctive Features and Design
Noteworthy features of the tower include the Sky Garden situated mid-level with direct sights of the Burj Khalifa and the Sky Lounge at the top, designed as both a relaxation area and a networking venue. “These spaces enhance the office environment by fostering collaboration and well-being,” Garg emphasized. “The quality of construction and interior design meets Grade A+ standards, positioning the building among the most iconic commercial structures in Dubai.”
Vimal Mohan, chief development officer at Centurion Properties, emphasized the strategic choices made to prioritize lifestyle elements. “At Burj Capital, we dedicated an entire level to lifestyle amenities—an uncommon decision these days—to create a space that integrates fitness, wellness, leisure, and community. The tower includes a Sky Garden, rooftop lounge, and a comprehensive health and fitness floor equipped with an indoor-outdoor gym, swimming pool, jogging track, steam and sauna facilities, and paddle tennis courts. We recognize that Dubai embodies a lifestyle-centric ethos, and we aimed for Burj Capital to reflect that.”
Another key feature of the tower is its flexibility, allowing businesses to design entire floors according to their requirements through a modular layout system. Additionally, the tower anticipates future needs, featuring five basement levels that provide 150 more parking spots than the usual standards, including charging stations for electric vehicles. Sixteen high-speed elevators service the 238+ offices, ensuring efficient movement for high occupancy.

Established in 2013, Centurion Properties has specialized in commercial real estate since launching Dubai’s first freehold commercial tower. Garg states that Burj Capital embodies the company’s original vision. Burj Capital Business Bay is slated for completion in March 2029, yet the launch already indicates a transformative phase for Dubai’s commercial property sector.
