The real estate market in Dubai is continuing its impressive growth, having achieved Dhs431 billion in sales and over 125,000 transactions this year alone. This marks a remarkable 25% increase in transaction value compared to the same timeframe last year, highlighting the emirate’s growing reputation as a premier destination for investment and lifestyle.
Industry experts indicate that this growth is driven by a consistent demand for luxury, branded, and emerging lifestyle communities, as an increasing number of international investors relocate to Dubai to establish their presence in the city.
While UK, Indian, and Russian investors have traditionally comprised a significant portion of the Dubai property market, their objectives and preferences have been shifting.
“A universal demand exists for quality, design, and improved lifestyles. However, each demographic of buyers exhibits unique preferences,” noted Patrick Rouse, Chief Development Officer at Deyaar Development.
“UK investors typically seek well-managed communities and opportunities for rental income. Indian purchasers focus on location, amenities suited for families, and long-term residency options. Conversely, Russian buyers often look for larger units with luxury finishes in prestigious locations,” Rouse added.
Notably, Dubai’s attractiveness has expanded beyond these traditional markets. “Owing to its global standing and strategic reforms, we are witnessing interest from buyers all around the world,” remarked Rouse.
The shift towards Dubai as a comprehensive relocation hub has accelerated in the aftermath of the pandemic. A rising number of high-net-worth individuals and families are now making the city their main residence, rather than investing from a distance.
“Relocation is certainly becoming more frequent,” Rouse confirmed. “The pandemic shifted global preferences, leading many to perceive Dubai as more than just an investment option, but as a place to call home. Insights from our discussions with clients reveal a significant increase in those relocating their businesses, enrolling their children in local schools, and opting to live permanently in Dubai.”
Investor-friendly policies enhancing global interest
One of the primary drivers behind the surge in Dubai’s real estate market is its supportive regulatory environment for investors. The city features 100% foreign ownership in various sectors and has simplified visa procedures linked to property investment, creating an ecosystem that is welcoming to global capital.
“Furthermore, with no property taxes, transparent regulations through RERA, and an established escrow system, the market not only attracts but also safeguards investors,” Rouse explained.
He added that the Smart Rent Index instituted by the Dubai Land Department (DLD) has aided in stabilizing rental prices and managing inflation. “This infrastructure is vital for fostering trust and encouraging repeat investments,” Rouse emphasized.
In this positive landscape, real estate consultancy Whitewill has identified five remarkable freehold projects that promise long-term value, prime locations, and lifestyle-oriented living.
