STAMN Real Estate Development has unveiled a new ranking known as the “Foreign Buyer Power Index,” which evaluates nationalities based on their potential to invest in real estate within the UAE.
This ranking, announced on September 22, positions investors from the UK at the forefront, with those from the US following closely behind.
The index takes into account various elements such as exchange rates, overall wealth, and the ease of capital movement. The UK achieved a score of 86, while the US scored 84.
Kuwait, Saudi Arabia, and Qatar complete the top five with scores of 82.8, 82.2, and 81.8, respectively. According to STAMN, these nations thrive at the top due to robust currencies, substantial wealth, and unrestricted capital flow.
Despite being a major and consistent player in the UAE property market, India was rated 18th with a score of 65.
The company observed that India’s purchasing power has diminished because of a weakening rupee; however, affluent individuals and expatriates from India continue to be prominent investors.
“UK investors, especially those converting pounds to dirhams, are in a prime position to acquire real estate in the UAE,” stated Zheng Jian, CEO of STAMN. “The wealth of both US and GCC investors also enables them to command considerable purchasing power, even with a depreciating dollar.”
Top 10 Nations in Property Investment According to the Index
The top ten list features European countries, including France (79.2), Germany (77.8), and the Netherlands (77.2), along with Canada (77) and Australia (77). Additionally, Russia and Kazakhstan were included in the top 20, scoring 68.2 and 67, respectively.
The politically stable environment of the UAE is regarded as a safe option for Russian investors, while Kazakhstan’s neighboring location and economic challenges are enhancing interest in UAE properties.
Jian pointed out a growing trend where foreign investors are not just channeling funds but also relocating to reside and work in Dubai.
There is significant demand from European buyers for the Dubai Islands project, as well as interest from Russian and CIS investors looking for cost-effective family housing in Jumeirah Garden City.
