RAK Leads the Way in Real Estate and Tourism, According to Industry Experts

Ras Al Khaimah is experiencing rapid growth in the real estate sector, guided by strategic long-term planning envisioned by Sheikh Saud bin Saqr Al Qasimi, a member of the UAE Supreme Council and the Ruler of Ras Al Khaimah.

Over the last three years, the emirate has witnessed a significant increase in property sales and prices, spurred by the launch of new hospitality, commercial, and residential developments.

The population, currently around 400,000, is predicted to reach 650,000 by 2030, leading to a need for approximately 45,000 additional residences.

Prominent global companies, including Emaar, Aldar, and Ellington, have entered the market, partnering with local developers such as Marjan, Al Hamra, and RAK Properties. Enhanced regulations favorable to investors, a varied economy, and a surge in foreign interest are driving this growth.

Al Marjan Island: The Epicenter of Development

Central to this expansion is Al Marjan Island, overseen by CEO Engineer Abdullah Al Abdooli, which has drawn luxury hospitality brands like Wynn, JW Marriott, Nobu, Missoni, and The Address.

Marjan is also spearheading RAK Central, a planned hub designed for offices, retail, and lifestyle, which will become one of the largest commercial districts in the Northern Emirates, adhering to green building standards in line with Ras Al Khaimah’s Vision 2030.

Developer Al Hamra, led by CEO Benoy Kurien, is advancing its comprehensive living approach through initiatives like Al Hamra Village, Waldorf Astoria Residences, Falcon Island, Al Hamra Waterfront, and Manar Mall, the largest shopping destination in the emirate.

Meanwhile, RAK Properties is progressing with its Mina project, which includes Anantara Mina Ras Al Khaimah and InterContinental Ras Al Khaimah, as well as future additions like Nikki Beach, Staybridge Suites, and a planned Four Seasons hotel.

“The vision for Ras Al Khaimah is becoming a reality,” stated Abdulaziz Abdullah Al Zaabi, chairman of RAK Properties. “We are creating a lively, sustainable environment that attracts global investment while preserving the unique culture and natural heritage of our Emirate.”

CEO Sameh Muhtadi remarked, “The developments we have witnessed in recent years are extraordinary. The global interest is unprecedented and will only continue to grow.”

Investment in Infrastructure and Tourism

The emirate has made significant investments in infrastructure, featuring eight hospitals, including RAK Hospital, and a regulated private education system managed by the Department of Knowledge.

Consistently ranked among the safest places globally, Ras Al Khaimah has enhanced its appeal as a residential and investment destination.

The tourism sector is also growing, with visitor numbers expected to hit 1.28 million by 2024.

Popular attractions include Jais Flight, the world’s longest zipline, Bear Grylls Explorers Camp, and 1484 by Puro, the highest restaurant in the UAE. RAK Hospitality Holding, directed by CEO Alison Grinnell, has fueled this growth through hotel acquisitions and new tourist offerings.

Industry leaders assert that Ras Al Khaimah’s growth is anchored in its 2030 Vision, emphasizing sustainable urban development, livability, and community enhancement.

With both international and local developers introducing new beachfront apartments, luxury villas, and golf communities, the emirate is emerging as one of the Gulf’s foremost vibrant real estate and tourism hubs.
