The analysis, based on over 44 million search queries and 540 million property views in the second quarter of 2025, offers a valuable perspective on the factors influencing real estate choices throughout the UAE.

Here are the main findings from the analysis:

As living expenses climb, especially in major cities like Dubai and Abu Dhabi, affordability has emerged as a primary focus for renters. They are also looking for convenience and availability of amenities, with professionals, couples, and families aiming for communities that provide value along with great locations.

While renters seek immediate convenience, buyers are more future-oriented. The most sought-after neighborhoods for purchases tend to be less crowded, more affordable, and situated near planned public infrastructure—ideal for capital growth and high rental returns.

He highlighted that platforms driven by data are crucial for adapting to these market changes: “In a sector as dynamic as the UAE’s real estate, data has transformed from a supplementary resource into a strategic asset.”

The increased interest from buyers in Ras Al Khaimah and Sharjah’s Al Nahda showcases a broader investor confidence beyond the main hubs. Factors contributing to this interest include lower entry costs, ongoing infrastructure projects, and improved lifestyle options in these emirates.
