Transitioning from Development to Startup Insights: Kevin O’Leary Shares His Expertise

Kevin O’Leary, known from Shark Tank, is making significant moves in the UAE. He has teamed up with One Development as a brand ambassador, attracted by the firm’s visionary approach to combining artificial intelligence with real estate. “I’m not just endorsing it — I’ll be living in it,” he states, expressing his intent to reside at Laguna Residences as part of his increasing investment in the area’s future.

During his visit to Abu Dhabi to announce this partnership, O’Leary shared insights in a discussion held at One Development’s new office on Saadiyat Island.

In our talk, O’Leary explained his enthusiasm for the UAE, the unique aspects of One Development’s real estate model, and the critical advice he gives to entrepreneurs during Shark Tank moments and corporate challenges.

What draws you back to this region time and again?

I hold residency here. The real estate market is outstanding, the technology is top-notch, and the culinary scene — particularly Lebanese food — is exquisite. It’s a thrilling time to be in this region, with constant new experiences to explore.

Regarding your ambassador role with One Development, what made you interested in this partnership?

Real estate has always constituted the largest part of my investment portfolio — about one-third, which is contrary to my usual strategy. I’ve broadened my investments across commercial and residential properties, including data centers, but I had never encountered a vision like that of Ali [Al Gebely, founder and chairman of One Development].

Ali’s plan for fully integrating artificial intelligence and technology into real estate isn’t just a trend. While many smart homes need multiple apps for various functionalities — such as security and appliances — One Development provides a unified platform to manage everything from your phone. I find that innovative. I’m quite selective about brand partnerships, and I only support initiatives I genuinely use. In this case, I plan to live there. The technology stands out as the main selling point, and I’m eager to be part of it.

How do you envision contributing to One Development’s broader growth, given your expertise in business?

I appreciate the diverse range of projects at One Development. For example, the DO Hotel differs significantly from Laguna Residences. It’s essential to have both sectorial and geographical diversity in real estate. The Cairo project particularly impressed me. I have a personal connection there; my stepfather is of Egyptian and Swiss descent. Having visited Alexandria and Cairo several times, I adore that region. Ali’s vision for it is remarkable. Given the investor interest and potential high returns available, this is a compelling opportunity.

Considering the broader region, why the UAE? What attracts investors like yourself?

Policy is crucial. The ability to obtain permits, competitive tax rates, stability, and opportunities for growth matter significantly. The UAE encompasses all these elements. Moreover, it has established itself as the financial hub of the region. You can set up here and effortlessly invest in neighboring countries. Both Abu Dhabi and Dubai provide safety, accessibility, and advantageous geographical locations. I always recommend spending a couple of weeks here to truly grasp why this region is appealing to investors.

Amidst global economic uncertainties, what guidance would you provide to investors? Which sectors are promising right now?

Diversifying geographically is essential. Anyone with assets solely in North America currently faces considerable volatility. I’m pleased to have allocated approximately 15 percent of my investment to this region — the returns have been substantial over the past year.

Real estate in the UAE, in particular, shows greater stability. Many of my colleagues from cities like Boston, New York, Toronto, and Zurich have also recognized this and are investing here.

The UAE is focusing on supporting SMEs and fostering entrepreneurship. What advice would you offer startups seeking funding?

Ninety percent of my successful ventures have been led by women. They excel in risk management and execution. For entrepreneurs, three essential points matter: First, deliver your pitch in under 90 seconds. Second, demonstrate your ability to execute your plan — ideas are easy, but execution is rare.

Finally, have a firm grasp of your numbers — market size, growth potential, break-even analysis, and competitor landscape. This clarity attracts investment.

You’ve highlighted the significance of AI in the UAE. How does AI fit into your investment strategy?

AI is a major focus for me. Most of my AI investments target vertical applications across various businesses. AI is revolutionizing content production — it’s crucial for acquiring customers. We can now create engaging multilingual content with high-quality visuals at a lower cost. It transforms productivity, even in creative industries.

What crucial life or business lesson do you consistently share?

When I finished business school, a guest speaker mentioned that one-third would fail, another third would lead mediocre consulting careers, and only 10 percent of the entrepreneurial group would succeed. I found that assessment harsh — but ultimately accurate. That wisdom comes from real experience. Additionally, trust your instincts when investing. If something feels off, it’s important to heed that feeling.

Who are some individuals who have influenced or inspired you?

Steve Jobs is one such person. I collaborated with him while developing educational software for Apple. He taught me to distinguish between “signal and noise.”

Focus on executing today’s priorities — that’s the “signal.” Everything else is merely noise. I abide by an 80/20 principle.

Elon Musk is the only person I know who embodies nearly 100 percent “signal.” He’s extraordinary.

I’ve noticed you wear two watches. What’s the story behind that?

I’m an avid watch collector. One watch is set to Abu Dhabi time, while the other is for New York. The Rolex Rainbow with its rare red band and a Vélos are among my treasured pieces. I like to wear vibrant watches when I’m in the UAE.

Regarding longevity, how does Mr. Wonderful maintain his health with such a packed agenda?

I invest substantially in my well-being. The UAE boasts some of the best longevity clinics available. Each visit, I undergo EBOO therapy — which purifies and ozonates my blood — followed by an infusion of 50 billion exosomes to alleviate inflammation. This regimen helps me feel youthful, even at 70.

Healthcare innovation has been a priority in the UAE for years, making it ideal for accessing advanced medical tools and specialists.

On challenging days, what helps you regain focus?

Exercise is my reset. I bike 12 miles to clear my mind. Additionally, I have learned not to allow highs and lows to sway me too much. Each day brings its challenges and triumphs. If I experience a setback, I give it a few hours — usually, something positive comes along soon after.
