ATARA Development has finalized a partnership with Marriott International to establish The Residences at the Sheraton Al Marjan Island Resort, which will be the first Sheraton-branded residences in the Gulf Cooperation Council (GCC). This venture, situated on Al Marjan Island in Ras Al Khaimah, signifies ATARA’s foray into upscale property development.
Positioned alongside the Sheraton Al Marjan Island Resort, these seaside residences will feature 141 units. The agreement was executed in the presence of key figures from both Marjan and Marriott, including Arch. Abdulla Al Abdouli, CEO of Marjan, who was present alongside ATARA’s leadership to commemorate this significant achievement.
“We are excited to welcome ATARA Development and their project, The Residences at Sheraton Al Marjan Island Resort, to our dynamic community,” expressed Arch. Abdouli. “Nestled on the picturesque shores of Al Marjan Island, this development exemplifies the high-caliber projects we aspire to create in our destination. By merging ATARA’s expertise in luxury residential spaces with Sheraton’s storied tradition of hospitality, this initiative represents a unique offering for both residents and investors, reinforcing Al Marjan Island’s status as the leading coastal lifestyle destination in the region. We eagerly anticipate the realization of this landmark project.”

This flagship initiative is a vital part of ATARA’s strategic shift towards primary development, supported by a substantial pipeline projected to exceed one million square feet over the next two years. ATARA has a track record of successfully delivering sold-out projects in prime Dubai locations such as Pearl Jumeirah Island, La Mer South Island, and Dubai Islands.
“For ATARA, this landmark project signifies a pivotal moment as we solidify our identity in the UAE real estate landscape — a vision that transcends mere structures,” stated Umid Bazarov, the chief operating officer of ATARA Development. “It lays the groundwork for a future focused on strategic, premium locations and luxurious offerings, setting us apart in a competitive marketplace. More than our inaugural development, it signifies the beginning of a chapter where we create holistic lifestyle ecosystems rather than just homes. Our vision for The Residences at Sheraton Al Marjan Island is aligned with the desires of discerning clients, creating a benchmark project that promises an experience they can anticipate with trust.”
As one of a select few Sheraton-branded residences globally, the development will feature contemporary architecture, sophisticated interiors, over 50 top-tier amenities, and in-house hospitality services provided by ATARA. This project is backed by ATARA’s internal construction team, ensuring the highest standards of quality in execution.
Sandeep Walia, chief operating officer for the Middle East and Luxury at Marriott International, commented: “The Residences at Sheraton Al Marjan Island Resort represent a crucial milestone within our global residential portfolio. As the inaugural Sheraton residences in the GCC, this development will highlight the brand’s extensive history of service and its commitment to fostering connections. We are thrilled to partner with ATARA Development to fulfill this vision and offer a Sheraton experience that evokes a sense of belonging, achievement, and satisfaction for the residents.”
This launch aligns with Ras Al Khaimah’s growing reputation as a prime location for real estate and tourism. The emirate’s economy is expected to expand at an average of 4 percent annually from 2024 to 2027, with Al Marjan Island drawing significant attention from prominent global hospitality and development firms.
